Property Valuation Reports for home buyers across Northamptonshire, Bedfordshire, Buckinghamshire and St Albans
The simplest and therefore cheapest report normally commissioned by and carried out on behalf of a mortgage lender.
Your mortgage lender will want to know that the money it is lending you is not more than the house is worth. Your mortgage lender will commission a surveyor to carry this out but it is you who will pay for it. The surveyor will arrive at his valuation figure taking into account a number of factors, such as comparable sales of other similar properties in the area, floor area, standard of fittings, size of accommodation and plot, as well as the age and location of property. The valuation will only point out any obvious major defects in the property and is not nearly as detailed as a HomeBuyer's Report or a Building Survey. Some mortgage lenders may not even send you a copy of this report.
A Valuation Report is also required by Housing Associations if you wish to sell your share in a Shared Ownership scheme. We can provide this report. We also carry out valuations for the government Help to Buy scheme, probate purposes, matrimonial settlements and lease extensions.
