HomeBuyer Reports for home buyers across Northamptonshire, Bedfordshire, Buckinghamshire and St Albans

A more detailed surveyor's report than the basic Valuation Report and is suitable for most properties built post 1880/1890 which are in apparently reasonable condition.
A HomeBuyer's Report is licensed by the Royal Institue of Chartered Surveyors (RICS) and follows a particular format, divisible into the following sections:

- E. Outside the property
- F. Inside the property
- G. Services
- H. Grounds (including shared areas for flats)
- I. Issues for your legal advisers
- J. Risks
- K. Valuation
- L. Surveyor's declaration
The report has a "traffic light" condition rating system. Condition rating 1 (green) indicates that no repairs are needed. Condition rating 2 (amber) is given to defects which will need repair but are not considered to be urgent. Condition rating 3 (red) is given to defects which are serious and are in need of urgent repair. We always check in the loft and will also inspect the garage providing the keys are made available by the vendor.
A market valuation and a calculation of the reinstatement cost (for insurance purposes) is included in a HomeBuyer's Report.
In addition to the HomeBuyer's Report our clients will receive a detailed photographic appendix of the property which we believe to be vital for highlighting any defects.
